“Buyers are seeing so many apartments that need a lot of work,” said listing agent Krista Nickols, of Serhant. “So many buyers have been discouraged by how much they have to do. This one is brand new and has never been lived in.”
The owners of this ninth- and 10th-floor condo at 99 Warren St. met with several designers before choosing Clements Design, Ms. Nickols said. The home went into contract several weeks ago.
Led by Kathleen and Tommy Clements, the design firm’s celebrity client list includes Ellen DeGeneres and Portia de Rossi, Bruno Mars, Kris Jenner, Jennifer Lawrence, Adam Levine and Behati Prinsloo, and Scooter and Yael Braun, according to published reports.
“They also liked that it’s a mother-and-son duo,” Ms. Nickols said. “They valued the experience of the mom and the trend-forward son.”
The sellers’ design choices were inspired by trips to Aman hotels as well as Blackberry Farm, a Relais & Châteaux resort in Walland, Tennessee, Ms. Nickols said. “They really like that modern farmhouse look.”
The lower level of the apartment opens to a foyer with a spiral staircase, a walnut-lined closet and a powder room that flows into an open-plan living room, dining area and kitchen.

A Chris Lehrecke spin pendant light accentuates the double-height ceiling above the living room, Ms. Nickols said. A Roman Ring hanging light by Alison Berger is in the dining area, which also features a concealed bar with a built-in wine fridge, a coffee maker and an ice maker.
The kitchen is equipped with granite countertops and backsplash, custom cabinets and a reverse-osmosis water filtration system, according to the listing. Just off the living area is the third bedroom, which is currently outfitted as a media room/den with a sliding curtain wall and custom built-ins.
Other architectural and design details include 10-foot ceilings on both floors, warm wood tones, wide-plank oak floors, oak millwork, Nest thermostats, integrated Sonos speakers and a washer/dryer.

The stairs lead up to a pair of bedrooms and a home office that overlooks the living room and terrace. The primary suite features a walk-through dressing area with a privacy wall, storage and wardrobes and a bathroom with Carrara marble tiles, a custom double vanity with wall-mounted black fixtures, a step-in rain shower and a jetted soaking tub.
The second bedroom has private closet space and an en-suite with a walk-in shower. Both bedrooms have John Wigmore light fixtures and motorized window treatments.
The south-facing terrace has cityscape views and also looks into the courtyard of the building, “so you have some greenery,” Ms. Nickols said. “The terrace spans the entire width of the home.”

Completed in 2009, the 99-101 Warren Street complex has a 35-story condo tower as well as a smaller mid-rise building at 99 Warren.
“99 Warren is the more exclusive address,” Ms. Nickols said. “It has its own doorman and it’s a more intimate building.”
Nearby attractions include a Whole Foods, Rockefeller Park, the shops at Westfield and Brookfield Place, Battery Park City, the Hudson River Greenway and lots of restaurants, bars, cafes and shops.
