This is what the site of the former Oceana nightclub in Swansea now looks like, as early building work continues on a new office complex there that will provide space for 600 jobs.

The first of the two tower cranes is now in place at The Kingsway, with foundations being laid before work begins on the building’s concrete frame.

Developed by Swansea Council with Bouygues UK as main contractor, the five-storey scheme is due for completion in the summer of 2023. The new building will operate with zero carbon emissions and will be worth £32.6 million a year to the Swansea economy.

It will include 114,000 square feet of retail space with flexible co-working and office options for businesses in sectors such as technology, digital and creative industries.

The development is part-funded by the £1.3 billion Swansea Bay City deal and is supported by the European Regional Development Fund through the Welsh Government.

Cllr Robert Francis-Davies, Swansea Council’s cabinet member for regeneration, investment and tourism, said:

“Having the first tower crane on site is another sign of progress for this new development which will further boost our economy by providing employment for hundreds of workers and generating more foot traffic for town center traders.

“We know there is unmet demand in Swansea for this kind of modern, flexible workspace in emerging sectors such as technology and digital, so developing this quality is key if we are to keep these businesses in the city and encourage them not to move elsewhere.

“By operating zero carbon, this scheme will also help Swansea meet its ambition to be a net zero city by 2050, while complementing the ‘living building’ development led by Hacer Developments and creating much more good links between Kingsway and Oxford Street.

“Discussions with potential tenants are also progressing steadily as our £1 billion regeneration of the town gathers even more momentum.”

Access to nearby businesses will be maintained during construction. In front of the construction site, a temporary pavement has been deliberately laid, and a permanent pavement will be placed there after the completion of the main construction activities.

Other features of the new development will include a green roof terrace and balconies overlooking the city center and Swansea Bay.
